Our discipline.

Develop an exceptional home at competitive cost — designed, permitted, and built by TDG, with a written completion guarantee. Typical builds run 8–24 months, depending on site and scope.

Who Builds With TDG

One process, four kinds of clients.

Homeowners

Financially savvy owners who want a new home on the street they already love — without acting as their own general contractor.

Investors

Real estate investors converting underbuilt lots into record price-per-square-foot assets.

Wealth Transfer Planners

Families repositioning inherited property into a modern residence that carries value across generations.

Advisors & Managers

Financial advisors and business managers directing a client's capital into a professionally managed build.

The TDG Advantage

Why owners hand us the keys to their lot.

Open-plan kitchen and dining room in a completed TDG home

Higher value

Design tuned to the marketplace and quality construction produce record-breaking price-per-square-foot results.

Personalized design

A meticulously curated selection of expansive home plans, bespoke structural options, and luxurious interior collections.

Delivery guarantee

After reviewing the project we issue a written completion guarantee. Flat lots with minimal caisson work typically finish in 8–12 months; hillside sites needing significant caisson and retaining work run 12–24. All timelines are project-specific estimates — actual schedules depend on scope, site conditions, city processing, and timely client funding and decisions.

End-to-end simplicity

One integrated design-and-development process. One team. One point of accountability.

“Unlike other real estate teams out here in Los Angeles, Thornton and Thornton knew every step of the process — from building a multimillion-dollar home to selling it.”

Design Directions

Proven on TDG builds — then made yours.

Every TDG home starts from a design direction we’ve already delivered — not a blank page or a stock plan. Pick the direction that fits your lot and your street; we tailor the plan, the elevation, and the finishes from there.

The Process

From lot to legacy, in four moves.

Feasibility

We study your lot, zoning, and neighborhood comps, then present a written feasibility assessment: what the property can support, what it will cost to build, and what it should be worth.

Design & planning

Preliminary design and expert planning that maximize property value: appealing architecture, efficient plans, and entitlement strategy.

Development

TDG manages the entire build — trades, inspections, budget — with monthly progress updates so you're never guessing.

Delivery

Move in, lease, or list. If you sell, our in-house representation arm takes the home to market with the full Thornton track record behind it.

Minimum contract size: $1,000,000. TDG builds exclusively in Los Angeles and select adjacent markets — Malibu, Pasadena, Orange County, and the South Bay — with 13 projects currently in active development.

Request a Feasibility Assessment

Good Questions. Straight Answers.

Before you break ground.

What's included in the contract price?

Everything needed to complete the home: full construction cost, construction management, interior design, and landscape architecture. On projects that already have ready-to-issue plans, the price also covers demolition, permit fees, new utility fees, and other city-related costs. Projects still in pre-RTI stages carry additional cost for architecture, permitting, and preliminary planning. No hidden costs, no surprises later.

How long does it take to build?

It depends on the site. Once plans are ready to issue, flat lots with minimal or no caisson requirements typically complete in 8–12 months. Hillside properties requiring moderate to major caisson and retaining wall work run 12–24 months. If you don't have RTI plans yet, we can recommend architects and help you secure approvals. All timelines are estimates, not guarantees — actual schedules vary with project scope, site conditions, city processing times, and timely client funding and decisions.

Do you build outside Los Angeles?

We build in Los Angeles and select adjacent markets — Malibu, Pasadena, Orange County, and the South Bay — plus a significant focus on the communities affected by the Palisades and Eaton fires. We stay in these areas because we know the restrictions, codes, and ordinances in each jurisdiction, which is what keeps our timelines and budgets honest.

Do you offer a warranty?

Yes, on ground-up new construction. Those homes carry the TDG Builder Warranty under California SB-800. Remodels are not covered — TDG does not provide a warranty on remodeled homes; workmanship on those projects is governed by the applicable construction contract.

What are the financing options?

TDG doesn't lend directly, but we'll connect you with our network of preferred lenders who specialize in construction financing — whether you're funding a full redevelopment or a ground-up build.

Is there a minimum project size?

Our typical development contracts start at $1,000,000. That said, we review every inquiry and will tell you honestly whether a project makes sense for us — and if it doesn't, why.

Do you work with rental owners or professional flippers?

Yes. TDG works well for anyone looking to maximize the value of a residential real estate asset, whether that's a personal residence, a rental, or a flip.

Can I see the home plans you offer?

Yes — the concept library above is the starting point, and we have customizable plans across architectural styles from contemporary to traditional. Get in touch and we'll walk you through the portfolio and discuss what suits your site.

Sell Us Your Lot

Rather not build? We'll buy it outright.

If you own a teardown, a hillside lot, or an underbuilt property anywhere we build, TDG acquires direct from owners — no listing, no commissions, no staging, no open houses.

Send us the address. We'll respond with a straightforward assessment and, when it fits our pipeline, a real offer.
