For Los Angeles families displaced by the Palisades and Eaton fires — a way back to a home that's yours, built by people who know these neighborhoods.

Why We Started This

A home is not just a structure.

Losing a home to fire is a loss no one should have to absorb. A house is a sanctuary — memories, routines, the shape of a family's life. We understand what that loss means, and what it takes to come back from it.

Through the Community Rebuild Initiative, TDG is committed to rebuilding resilient homes that honor the character of the neighborhoods the Palisades and Eaton fires took — and to supporting the wider community while we do it.

We build in these areas because we know them: the codes, the ordinances, the inspectors, and the accelerated rebuild tracks that determine whether a project takes twelve months or three years.

Our Pledge

10% of development proceeds, back into the community.

For every home developed through the Community Rebuild Initiative, TDG contributes 10% of the proceeds to nonprofits providing relief for individuals affected by the fires and funding long-term community rebuilding.

Contribution not to exceed $25,000 per project.

Pacific Palisades

Coastal lots, canyon parcels, and the streets above Sunset. We work within the City of Los Angeles rebuild framework, including the streamlined permitting path for burned structures, and can advise on whether rebuilding or selling the lot is the stronger long-term move for your situation.

Altadena & Eaton

Altadena, Sierra Madre, and the Pasadena-adjacent communities the Eaton fire moved through. Different jurisdiction, different review process, same approach — we handle the permitting complexity so you're deciding on your home, not on paperwork.

What rebuilding actually involves.

What are the first steps after losing a home?

Reach out as early as you can. We'll set up a meeting to assess the site and talk through what you want the rebuild to be — whether that's restoring what was there or building something new. From that we put together a redevelopment plan matched to your goals and budget. We can also connect you with resources for navigating insurance claims and introduce you to architects who design well for these sites.

Is there a minimum project size for fire rebuilds?

Our development contracts typically start at $1,000,000, but we don't want that number to stop you from asking. Every fire situation is different, and we review every inquiry from affected homeowners individually — we'll give you an honest read on your project regardless of size.

How long does a rebuild take?

Once plans are ready to issue, flat lots with minimal caisson work typically complete in 8–12 months. Hillside sites needing significant caisson and retaining wall work run 12–24 months. If you don't have RTI plans yet, we can recommend architects and help you through the approvals.

What's included in the contract price?

On projects with ready-to-issue plans: construction management, interior design, landscape architecture and installation, and closing services — plus demolition, permit fees, new utility fees, and other city-related costs. Projects still in pre-RTI stages carry additional cost for architecture, permitting, and preliminary planning.

Do you offer a warranty?

Yes, on ground-up new construction. Those homes are covered under California SB-800: 4–10 years against structural and soils-related defects and unintended water damage, 2–4 years on covered systems, and one year on fit-and-finish components, running from the date of the Certificate of Occupancy. Remodels are not covered — TDG does not provide a warranty on remodeled homes; workmanship on those projects is governed by the applicable construction contract.

How does financing work?

TDG doesn't lend directly, but we'll connect you with lenders in our network who specialize in construction financing and understand rebuild timelines.

Should I rebuild or sell the lot?

It depends on your insurance settlement, your timeline, and what the lot can support. We'll run both numbers honestly — what a rebuild would cost and deliver, versus what we'd pay for the lot outright. If selling is the better answer for you, we'll say so.
